Delovno mesto: PROJECT / FACILITY MANAGER
Naš naročnik išče tehnično usmerjenega strokovnjaka s širokim spektrom spretnosti in znanj s področja upravljanja nepremičnin in objektov. Idealni kandidat bo vodil projekte, tehnično upravljal z objekti.
Ključne odgovornosti bodo mdr.:

Vodenje projektov (v obsegu 40 % delovnih nalog):
- Vodenje in nadzor projektov na strani investitorja od načrtovanja do izvedbe, vključno z upravljanjem časovnic, obsega, proračuna in zmanjševanja tveganj.
- Koordiniranje resursov in zagotavljanje, da projekti ostanejo v skladu z obsegom, časovnim načrtom in proračunom, ter prilagoditev načrta po potrebi.
- Priprava tenderjev za izbiro izvajalcev in podizvajalcev za različne faze projekta, sklepanje pogodb in pogajanja.
- Vzpostavitev odnosov z različnimi deležniki ter redno komuniciranje o stanju projekta, spremembah obsega in napredku.
- Upravljanje baz podatkov, sodelovanje z zunanjimi ponudniki in poročanje rezultatov ter tveganj vodstvu.

Facility management (v obsegu 40 % delovnih nalog):
- Upravljanje vzdrževanja objekta, vključno s čistilnimi, varnostnimi postopki, postopki za pripravljenost na izredne razmere idr.
- Nadzor nad izvajalci, pogodbami o storitvah in kakovostjo dela, zagotavljanje skladnosti z varnostnimi in podjetniškimi standardi.
- Upravljanje proračuna, računov ter razporejanje sredstev za upravljanje objekta.
- Redno sodelovanje pri izvajanju inšpekcijskih pregledov, upravljanju popravil ter spremljanje delovanja sistemov.
- Koordinacija prenov, novih projektov in izboljšav učinkovitosti s poslovodstvom podjetja.

Property management (v obsegu 20 % delovnih nalog):
- Komunikacija z najemniki v povezavi z facility managementom in poročanje vodstvu.
- Vzdrževanje dobrih odnosov z najemniki.
Pogoji oz. pričakovanja za zasedbo delovnega mesta:
- Obsežne izkušnje na področju vodenja projektov, upravljanja nepremičnin in objektov (min. 4-5 let).
- Tehnična izobrazba je prednost (npr. gradbeništvo); lahko tudi ekonomska ali prodajna (6. stopnja).
- Aktivno znanje angleškega jezika.
- Aktivna uporaba programov MS Office.
- Vozniško dovoljenje B kategorije.
- Dinamična, operativna in neodvisna oseba z občutkom za odgovornost.
- Splošno poznavanje načel načrtovanja in vzdrževanja stavb.
- Strokovne in učinkovite medosebne komunikacijske in pisne spretnosti.
- Sposobnost vzpostavljanja trdnih odnosov s poslovnimi partnerji in ponudniki storitev.
- Odlične organizacijske sposobnosti, načrtovanje in upravljanje časa.
- Sposobnost reševanja problemov in analitične sposobnosti.
- Integriteta in močne moralne vrednote.
- Sposobnost vodenja in motiviranja ekipe ter usmerjanje in koordiniranja dela.

Position: PROJECT / FACILITY MANAGER
Our client is seeking a technically oriented professional with a wide range of skills and knowledge in the field of property and facility management. His / her key responsibilities will include:

Project management (40% of the workload):
- Managing and overseeing projects on the investor's side from planning to execution, including management of timelines, scope, budget and risk mitigation.
- Coordinating resources and ensuring that projects remain on scope, schedule and budget, and adjusting the plan as necessary.
- Preparing tenders for the selection of contractors and subcontractors for the different phases of the project, contracting and negotiating.
- Establishing relationships with the various stakeholders and communicating regularly on project status, scope changes and progress.
- Managing databases, liaising with external providers and reporting results and risks to management.

Facility management (40% of the workload):
- Facility maintenance management, including cleaning, security, emergency preparedness procedures, etc.
- Supervision of contractors, service contracts and quality of work, ensuring compliance with safety and corporate standards.
- Managing the budget, accounts and allocating funds for the management of the facility.
- Regular participation in inspections, management of repairs and monitoring of systems performance.
- Coordinating renovations, new projects and efficiency improvements with corporate management.

Property management (20% of the workload):
- Communication with tenants in relation to facility management and reporting to management.
- Maintaining good relations with tenants.
Conditions / expectations for the post:
- Extensive experience in project management, facility and property management (min. 4-5 years).
- Technical education is an advantage (e.g. civil engineering); economics or sales are acceptable (min. education level VI.).
- Fluent in English.
- Active user of MS Office.
- Drivers licence – B.
- A dynamic, operational and independent person with a sense of responsibility.
- General knowledge of the principles of building design and maintenance.
- Professional and effective interpersonal communication and writing skills.
- Ability to build strong relationships with business partners and service providers.
- Excellent organisational, planning and time management skills.
- Problem-solving and analytical skills.
- Integrity and strong moral values.
- Ability to lead and motivate a team, and to direct and coordinate tasks.
